Retirement on Lake LBJ

Yesterday I received a call from a gentleman interested in retiring on Lake LBJ. We had a great call that I hope was informative. What I did not do is sell him on Lake Life but instead shared some insight into the truth about Lake LBJ, the different areas on the lake, and the associated cost of owning a waterfront home. Sure I’d love to sell this man a Lake House but I’d rather help him make an informed decision that will help him best enjoy his retirement.

First off, Lake LBJ is not cheap. Values have significantly increased over the years, and for good properties, continue to do so. Property taxes can be very costly even with homestead and over 65 exemptions and depending on one’s personal financial situation this may or may not be in budget.  Owning and maintaining a waterfront home comes with a cost and I want all buyers to be aware of that cost.

Secondly I explained to him how many of the areas around the lake are primarily second home communities which means that many of the residents don’t live there full time. This means that most of the year these waterfront homes will sit vacant.  I understand some people like quiet but others don’t but either way you must be aware.

Lastly, many of the communities surrounding Lake LBJ are not very convenient to desired amenities (ie-grocery stores, shops, restaurants, healthcare)  In retirement many people are seeking convenience so they are not driving long distances for their daily needs and routines.  Horseshoe Bay is a lakeside community that does offer access to the club through membership which may be what some are looking for so understanding the different areas and what they each has to offer important.

Some may read this an think that I am stating that it is bad to retire on Lake LBJ.  That is not what I am saying by any means.  What I am saying is that when considering this area for retirement it is important to understand how life is here so that you can be certain this is the right place for you.  As a local real estate expert I am not here to just sell houses.  I am here to help buyers and sellers make informed decisions surrounding their real estate.  I believe being truthful to customers and setting realistic expectations is a critical first step.
