It’s a Marathon, Not a Sprint!

Buying waterfront property on Lake LBJ is a marathon and not a sprint.  In my opinion you should invest in what I like to call “Keepers”; properties that you will be happy to own for many years and even pass along from generation to generation.  Flip properties are few and far between and this strategy can be very risky when it comes to Lake LBJ Real Estate.  Sure there are opportunities that present themselves but in my opinion a buy and hold strategy is much safer.  Below are a few things to consider when investing in Lake LBJ Real Estate:

-Buy great waterfront. If you take this advice you will thank me later and more importantly will have something that you will enjoy owning and that others will want to buy from you. 

-Look for properties with unique qualities that make an asset unique. Things like beautiful trees, big views, granite-bottom under the lake, flat, etc. are always a plus.

– Don’t buy just to buy. If you cannot afford what you want to buy then wait.  

-Work with an experienced broker that specializes in the specific market you are searching in.  This should give you access to special deals and opportunities that may not be listed in the open market. 

-Set an accurate and realistic budget so you can afford to and be comfortable with holding the property for a long time.
