Buying waterfront property on Lake LBJ is a marathon and not a sprint.  In my opinion you should invest in what I like to call “Keepers”; properties that you will be happy to own for many years and even pass along from generation to generation.  Flip properties are few and far between and this strategy can be very risky when it comes to Lake LBJ Real Estate.  Sure there are opportunities that present themselves but in my opinion a buy and hold strategy is much safer.  Below are a few things to consider when investing in Lake LBJ Real Estate:

-Buy great waterfront. If you take this advice you will thank me later and more importantly will have something that you will enjoy owning and that others will want to buy from you. 

-Look for properties with unique qualities that make an asset unique. Things like beautiful trees, big views, granite-bottom under the lake, flat, etc. are always a plus.

– Don’t buy just to buy. If you cannot afford what you want to buy then wait.  

-Work with an experienced broker that specializes in the specific market you are searching in.  This should give you access to special deals and opportunities that may not be listed in the open market. 

-Set an accurate and realistic budget so you can afford to and be comfortable with holding the property for a long time.

When buying a property on Lake LBJ it is very important to consider the waterfront improvements, specifically the boat dock, which often times gets overlooked.  A new dock can cost anywhere between 75k to $200k plus but I have had clients spend more than $1 million construct a dock on Lake LBJ.  Because boat docks are not cheap, it is very important to consider the existing dock, if one does exist, and what it would need to accommodate modern day boats.  Personally I like to see boat docks with two boat slips and here is why:

1) Everyone likes toys and room for additional toys.   Having two slips gives you the flexibility to add a boat in the future and often times I see clients convert existing boat slips into waverunner or even kayak / canoe storage.

2) If you plan to rent your property out its always nice to have a place to store your boat while leaving a slip open for your tenants. Properties that have a boat slip for guests will rent at a premium over those that do not and this will also increase occupancy rates.

3) Guest parking – do you have friends with a house on Lake LBJ?  Having a spot for your friends and guests to pull up by boat enhances Lake Life tremendously. Tying boats up on the side of the dock can be problematic and damaging to the boat, specifically on busy lake days.

4) Rental income – how about the idea of renting out a free space to a friend?  Boat slips are in extremely high demand and even the marinas are full.  Having an available boat slip on Lake LBJ could be a valuable cash flow to help offset some of your holding costs.

5) Resale value – When it comes time to sell your waterfront home on Lake LBJ, a second boat slip will help you stand out.  For the reasons I posted above buyers like extra space and parking for toys.  Just like a bigger home, a bigger dock is more valuable in the open market, especially if it is built right and well maintained.

That didn’t take long and we aren’t surprised!  The market for Lake LBJ Real Estate is really starting to heat up quickly and homes are selling.  Now that interest rates have plateaued and people have become more comfortable with the new normal in terms of stock portfolio levels, etc. there are many buyers out searching for waterfront real estate.  Homes on GREAT water are selling quickly and close to asking price.  We have also experienced some multiple offers on our listings.

The biggest difference I am seeing today vs 2022 is that listing agents are having to be more strategic with their list price and the days of just picking a price out of thin air are gone. Remember they aren’t making any more waterfront property on Lake LBJ and there isn’t very much to begin with.  The cities in Texas around the lake like Austin, Dallas, Houston, Midland, San Antonio, you name it are all growing and thriving.  There are plenty of people with money that can afford these properties and we don’t expect a slowdown any time soon.

Short Term Rentals. Good or Bad? https://www.lbjrealestate.com/short-term-rentals-good-or-bad/ Tue, 14 Feb 2023 13:31:16 +0000 https://www.lbjrealestate.com/?p=6418 Short Term rentals have been a hot topic of contention in the last few years, even more in the last few months, as real estate investors have been buying up good real estate in highly desired communities to offer them out for rent on a nightly basis.  Proponents say this is a great way to cover holding costs and earn a return on “second home” type properties that are normally vacant for most of the year.  Critics argue that these nightly rentals ruin communities by increasing transient traffic and push locals farther out.

 

 

As a productive Real Estate Professional and an active real estate owner and investor I believe in Property Rights and the need to protect them.  I never like to see rule changes after someone has invested in a property, many of which rules are pushed through by a small number of active residents.  I also believe there is a big misconception surrounding the type of people that typically rent homes out on a nightly basis but due to a few bad apples the “Bunch gets spoiled”.  Lastly, most, if not all communities that do allow short term rentals also have nuisance laws in place but rarely do concerned residents take the proper steps to correct the issue. Instead they cope with the disturbance and it goes unreported.

When buying Lake LBJ Real Estate it is important to first decide if the ability to short-term rent is important to you. You may ask yourself questions like:

  1. Do I want to rent now?
  2. Will I want the option to rent in the future?
  3. How would I feel if my neighbor was renting their home out?

 

Answering these simple questions at the beginning of your search will really help you narrow your search and focus on communities that meet your needs.  If you decide to pursue a property that is a rental you need to pay close attention to waste water system. Is it on septic vs sewer?  We prefer an actual sewer system that moves the waste off site as opposed to a septic system that leaches everything on site.  With large groups, and non-consistent use, these rental days can stress the septic systems out and cause big problems.  Guests also tend to dispose of items that are bad for the system which will damage that septic system over time.  Before you panic, many successful rental properties use convention or aerobic septic systems and do just fine, so long as they are properly maintained to ensure functionality and guests are informed on proper usage.

I also recommend paying close attention to HOA rules as well as deed restrictions that may be specific to your property and uncovered only by careful review of your title commitment.  Understanding how these short-term rental rules might change in the future is important to understand before you make a long-term financial commitment.

I can’t tell you how many times I have had clients tell me ” we don’t want to see property in Granite Shoals” or ” we want to stay in Horseshoe Bay because we have friends there” and while these concerns are valid they go against one of my main recommendations for any buyers interested in Lake LBJ Real Estate.  Some of the BEST properties on the entire Lake LBJ are located in some of the “less popular” neighborhoods and until you actually experience some of these special properties and what they have to offer you can’t ever scratch them off the list completely.  Property owners that have spent a considerable amount of time on Lake LBJ know that the community a property is located within is typically less important than the actual property and waterfront. The bottom line is that some of the properties we represent on Lake LBJ are so special and unique that they do not exist anywhere else; there is only one and if you want it you have to take it where it lies.

The property below was one we sold a few years back and while it is incredibly special and unique it was a challenge to sell because it was hard to get prospects to go look at it in Granite Shoals, Texas. According to Forbes, Austin was named the #1 out of the 53 largest metro areas in the country as the next boom town. Houston, Dallas and San Antonio were not far behind at #s 6, 7 and 8 respectively. According to the analysis, Austin experience a 13.2 % population growth from 2010- 2014 and other Texas cities experienced less but similar growth patterns. Population growth, double-digit job growth and a high population of educated people are all part of the reasons the cities ranked so well. So what exactly does this mean for Lake LBJ Real Estate.

Currently we estimate that there are approximately 2000 good waterfront tracts on Lake LBJ. This includes only single family or vacant lots that are on open water or cove and that fall in all price ranges. It is estimated that Austin’s regional population surpassed the 2 million mark which is less than .1% of Austin’s population alone. Considering that buyers for Lake LBJ real estate come from Austin, San Antonio, Dallas, Houston and other areas outside of Texas this means that Lake LBJ is very scarce compared to the potential demand.

I believe that Lake LBJ real estate will be untouchable in the next 3-5 years as prices will continue to rise based on available supply and demand. Its important to remember that the scarce and valuable portion of Lake LBJ Real Estate is the waterfront and the land in front of the water. In most areas, properties directly across the street from the best properties on Lake LBJ have a much lower value because the value lies in the waterfront. So if you look at only waterfront properties and then carve out the ones that have “choice” characteristics things really start to get scrace……and that means valuable.

The opportunity to purchase Lake LBJ real estate is here, right now! If you wait, you will still be able to buy a nice waterfront home on Lake LBJ but it will cost you more.

After a few discussions with local mortgage brokers it is the consensus that interest rates will rise about 1 full point by the end of 2013. This means that the cost of financing real estate will go up as we move through the year. With interest rates already bottoming out in the 3rd and 4th quarter of 2012, this rate increase is expected.

During the winter months, waterfront transactions on Lake LBJ slow down with the holidays (Thanksgiving, Christmas and New Years) and with the cold weather making a lake house seem unnecessary. Seller’s that have been listed for a while saw a slow down in showing activity which can create a feeling of desperation. Now that we have made it through the election and the fiscal cliff scare buyers are regaining their confidence and will start investing at an increasing rate.

There are some wonderful opportunities out on Lake LBJ and if you are even thinking about purchasing I recommend moving now. The opportunity to buy Lake LBJ real estate will not be this good for a very long time, if ever.

There are some wonderful properties in areas like Granite Shoals, Sunrise Beach, and Highland Haven that only need a small amount of work to make them a real Lake LBJ gem.

If you own Lake LBJ real estate or are thinking about purchasing waterfront property on Lake LBJ, here is some information you may be interested in. As you may know, the water in Lake LBJ is usually released down stream providing an opportune time for waterfront property owners on Lake LBJ to clean their boat docks and the area around their waterfront homes.

Last year, the LCRA Board voted to not release the water downstream based upon the health and safety needs of the people that live in the Highland Lakes area. That same board voted to allow the water to be released possibly causing surrounding lake levels to decrease. As you know we had no appreciable rainfall or increase in lake levels which raises the question as to why the “go ahead” to release. In fact, the only directors to vote against the release are those that live in the area and actually understand the implications of such action. The Board’s recommendation will be presented to the Texas Commission on Environmental Quality for final approval.

If you have an opinion on this we recommend you write an email to the Executive Director voicing your opinion. Below is his contact information. I would love to see some comments from anyone that has an opinion as I know there can be pros and cons to both sides.

Granite Shoals native Leo Manzano wins a silver medal for the United States at the 2012 Olympic Games in London. Leo Manzano finished in second place, just .71 seconds behind the gold medal winner Taoufik Makhloufi of Algeria in the mens 1500 meter run. Thanks to Leo Manzano, the United States has it’s first metal in the men’s 1500m run since 1968.

Leo Manzano grew up in Granite Shoals and attended Marble Falls high school where he excelled in the sport. Leo Manzano went on to run at The University of Texas at Austin, was a four time NCAA champion and holds the school record in the 1500m run.

The city of Granite Shoals, nestled in the Texas Hill Country on Lake LBJ, recently received a grant to fund the Leonel Manzano Hike, Bike and Run Trails to be built at the Municipal complex and will contain a 2 mile and 1/2 mile public trail for the community. This type of publicity and municipal improvements is great for the city of Granite Shoals as well as investors looking to purchase waterfront property on Lake LBJ.
