Spring Break is officially here and anyone that has been following the Lake LBJ Real Estate market knows that inventory is limited.  If you are in the market for a waterfront home on Lake LBJ then you better be ready when the right deal hits the market.  As you know, Texas has experienced unmatched growth in population over the past few years and waterfront property on Lake LBJ is fixed, and they aren’t making any more of it.  When good properties hit the market they are quickly scooped up making it very hard to acquire a waterfront home on Lake LBJ.

If you are considering the purchase of a piece of Lake LBJ Real Estate then you need to be prepared so that you can be ready when the right deal shows its face.  If you plan to finance your purchase I strongly recommend getting pre-approved in advance so no time is wasted.  If you need a recommendation for a good lender let me know and we will get you connected.  If you plan on paying cash, I recommend having a proof of funds available that can be presented with your offer.

Right now, it seems that a healthy entry point into the market is approx $600k for good water.  At that price it should be expected that some remodeling will be necessary.  You may find something slightly cheaper but anything that looks too good to be true probably is.  Remember that the waterfront is the scarce resource and I will always recommend getting the best piece of water your money can buy and worry about the house later.  Having reasonable expectations will help you make a quick decision in this very tight real estate market.

When buying a waterfront home on Lake LBJ it is critical that your Lake LBJ real estate professional ensures your square footage is what is being represented by the seller. It is not the real estate agent’s responsibility to actually measure as this is outside the scope of their work but your real estate appraiser should take measurements and compare it against what the taxing jurisdiction has listed.

I recently encountered an issue in which we discovered that my client’s home was 200 sq. ft. smaller than he believed and than was represented when he purchased the home. In this particular case the difference in value was approximately $30,000. This can be a significant difference and can materially affect the value of the property you are buying.

In areas such as Granite Shoals or Sunrise Beach where older homes exist there are often times added square footage that needs to be properly accounted for. When people make additions the square footage calculations can be off due to the fact that there is limited oversight and regulations governing construction in these areas. Many times you will see Lake LBJ waterfront homes built on stilts and the owner will close in the space below, nearly doubling the living square footage. However, be careful because depending on how this is done, the height of the ceilings and the quality of construction this may not be true square footage. 15 years ago my father purchased a waterfront home on Lake LBJ as a place for our family to spend time together and enjoy the lake. Without realizing (or maybe he did), he was actually making an investment that would benefit our family in so many ways. Without even knowing it he was making an investment that would shape who we are today.

For the Carvajal family our home is a place of family gathering. With kids in all different parts of Texas and even the US it was always a place where we could meet. Growing up it was a place of innocent summer fun with family and friends. We spent countless days out on the boat or waverunners, and many nights fishing off the dock. We shared many meals together inside and out, and had coversations in both spanish and english. Lake LBJ was always a place where our Costa Rican family would come to when they visited this country. It is a place we head to after summer camp, and yes the grandkids are still going to the same camp we did as a kid.

Lake LBJ was also an investment in my father’s retirement. The property was purchased 15 years ago and slowly paid down over time. We made upgrades along the way, a few small additions and improvements and changed the paint color a few times. Without really seeing it happen, the lake house on LBJ became an investment that will help my mother and father retire one day. It is an valuable investment that they can leave to the family to continue on and enjoy for many a summers to come.

Lake LBJ has also become a way of life for me. With my father making an investment in Lake LBJ real estate it is very unlikely that I would be selling real estate here like I do. His investment in a waterfront property helped me to see the lake from a different perspective.
