The reason you are even considering a  home in this neck of the woods is because of the water.  So why would we not pay close enough attention to that water?

The properties that have the “good water” or the ones that perform the best as investments over time but they are also the ones that don’t get sold often, because the owners enjoy and love them, and rarely let them go.  You can always add on, or tear down and rebuild if your lot is good but if you buy a nice house on a bad water then your stuck with what you got.

When I talk about good water, the attributes I am referring too are things like:

 

-Cove vs Open Water – This will typically dictate the amount of boat traffic that passes in front of the property to get an idea of how rough the water will be. Open water and Cove-protected water have their pros and cons but understanding these differences will help you buy right for your needs

 

-The Lake Bottom – Is the bottom slimy? mushy? or a perfect crushed granite that is ideal on the feet? If you plan to swim in the lake you want to make sure you have a good, swimmable area to do so.  Wives don’t like MUCK!

 

-Flood Plain – No one ever likes to talk about floods but this is important to understand the ramifications.  Most newer homes on the lake are built to flood compliance so flooding is not an issue but understanding worst-case scenarios and what all will be at risk in the case of a natural event.

 

-Property Orientation – Which direction does the waterfront side of the property face? North, South, East or West?  This will determine the type of interaction the property will have in the sun.  There is no right or wrong answer here but some orientations can be more desired and thus more valuable than others.

If you are a Lake LBJ waterfront owner- septic knowledge is important. Important while you enjoy your home and even more important at the time of sale. Always make sure your Realtor reaches out to the LCRA and requests re -inspection paperwork prior to listing the home on the open market. This paperwork is vital for several reasons. This paperwork will disclose the last time LCRA performed an inspection, who the owner of record is per LCRA, tank and drain field preparation items to be completed prior to scheduling inspection. At this time, a diagram is provided of the property to show where the septic tank(s) are located, drain fields etc. Very important information that I find serious prospective buyers will ask AND a third-party septic inspection company will need in order to locate the tank cover. Knowing what the house is rated for is imperative to make sure the size of the septic system is sufficient for the number of beds in the home.

If the current homeowner is not the owner on LCRA paperwork; form 1100 is required to be filled out which is also known as a continued use application. This just means the paperwork was not submitted to the LCRA at the time the homeowner purchased the home. Not a huge deal, just additional paperwork.

Next, is the reinspection application. With this, you will need the house floor plan. Does not need to be to scale but will need to include all rooms (kitchen, living room, flex room etc), bathrooms and closets. In this sketch make sure you include the address of the home, number of bedrooms/ baths and heated/cooled square footage of dwelling.  If the house is not actively in the MLS for sale, you will need to provide a letter providing the number of bedrooms. If you have it listed for sale, you can provide the MLS listing.

If you have an aerobic treatment system- requires an O & M contract, you will need to provide this contract as well. Operation and Maintenance contract is when a third party septic company does inspections to ensure the septic is in good working order. If your system requires a maintenance contract and you do not have one in place you will not be able to call in for inspection.  I have found it can take 10-15 business days to set a company up, pay a fee and have them do their own inspection, write a report and submit it to LCRA.

Once this is complete, you will submit it online to LCRA. LCRA will then review and if all looks good, will send you an email asking for you to remit the application fee of $150.00. Once that is paid you will send the checklist provided to you by LCRA to a third party septic company that is well versed in septic inspections. They will prep the system/drainfield as outlined on LCRA checklist and call in for inspection.

Today’s real estate market on Lake LBJ is faster than fast and indecisive buyers don’t stand a chance.  Great properties go fast, and in many cases do not even make the open market.  All too often I see the slightest hesitation costing buyers thousands, if not hundreds of thousands of dollars, and many times a great property altogether.  Below are a few steps we recommend taking to prepare yourself to buy Lake LBJ Real Estate:

  • Work with a Local real estate professional that knows the local market and has access to deals and opportunities.  A top producer is notified by other agents when good stuff comes to the market and they also have access to properties directly through their marketing reach

  • Learn the different areas of Lake LBJ and be familiar enough with them so that you can strike when a good property shows its face.

  • Get your financing or capital in order.  Financed deals are taking longer and longer to close as industry bottlenecks like appraisals and loan underwriting are delayed.  If you are getting a loan make sure you go through the process in advance to get qualified but also to get necessary documents to the lender so you can move quickly through the loan process without any hiccups. Having a strong sense of timelines and necessary time needed to close will contribute to writing a strong offer.

  • Be familiar with the terms of the contract and understand different aspects that contribute to a strong offer such as appraisal waiver, option period waiver, financing contingency waiver, and be willing to put up a large amount of earnest money to boost your offer.  This is an extremely competitive market and it takes a well-crafted offer to have a chance at winning.

  • Be ready to move quickly and even write an offer site unseen.  As I stated above a short amount of time in today’s market can cost you lots of money and often times your dream property altogether.  Trust your broker to tell you when a good deal comes available and buy an option.

  • Get familiar with values by looking through active and sold listings.  I often tell buyers you are going to have to pay more than you want to get something GREAT in this market so having good sense of the market values will get you ready to make a great buy.

Today is our favorite day…..also known as closing day! Many sellers have an idea in their head that we only sell Lake LBJ real estate in the winter.  I am here to tell you that this is simply not the case.  A great broker sells homes all year around, in any economic and political environment.  That being said it is important to understand that pricing is CRITICAL!  When I originally took this listing I recommended a list price of $699,000 but the seller wanted to try $750,000 so we did.  We had a lot of action and some great showings but no offers.  After a few months we reduced the price to $690k, below my original recommendation (this happens when sellers dont listen) and the home quickly sold.

New Construction Homes Set the Bar https://www.lbjrealestate.com/new-construction-homes-set-the-bar/ Wed, 11 Apr 2018 14:15:50 +0000 https://www.lbjrealestate.com/?p=4368 There is an interesting phenomenon happening in Lake LBJ Real Estate and that involves new construction homes currently being built.  A quick drive around Lake LBJ will quickly prove that many property owners are tearing down old fishing cabins on the lake and replacing them with new construction homes.  Many of these homes are of a more contemporary nature, larger in size and frankly just more expensive to build.  I find it hard to believe that any of these new homes are being built for less than $200-$250/ft and I have heard that homes by well known San Antonio architecture firm, Lake Flato are costing upwards of $450/ft not including land costs.

What I find interesting is that many of these homes are being built at costs that far exceed what the current or previous markets have ever bore in terms of value.  These homes are setting new records for their community and ultimately raising the bar for the future Lake LBJ Real Estate market.

With such a scarce amount of actual property on Lake LBJ and a even more scarce number of GREAT properties I believe the market will have to catch up.  The majority of these home owners own these properties as second and third homes and these people are wealthy telling me its highly unlikely they will sell for less than what they have invested when the time comes.

  1. Invest in Great Waterfront – These are the properties that are being torn down because their land value is higher than the cost of the property with the old house on it
  2. Resale homes may not be as expensive as you think.  Many of these homes can be purchased for below replacement cost.  When the bar is raised these properties will see great appreication
  3. Hire the Expert! – when buying Lake LBJ Real Estate you need a trusted professional that knows the lake and understands the market.  A experienced broker will lead you in the right direction and help you make a sound investment
  4. Step Outside Your Comfort Zone – Be open to new areas and look at properties you might have originally thought you wouldn’t want to see.  You never know whats hiding around the corner
