As values around Lake LBJ and Texas in general, Property Taxes have come more and more into focus. While the property Tax Rates on Lake LBJ vary from community to community, they are for the most part lower than what you will find in major Texas cities. Before you purchase a property make sure you have a good understanding of the property tax liability and how it might change upon purchase. I typically recommend budgeting for property taxes as if the value were to be bumped up to the price you paid. While this is a worst-case scenarios it gives a good conservative estimate as to what to expect. Remember the current tax amount is based on the current appraisal value, but that value is changing every year AND often times gets re-evaluated each time a property sells.

Below is a list in order from lowest to highest property tax rates around Lake LBJ so you can know what to expect. * Be sure to confirm these rates on your own *

  • Oak Ridge/ Sandy Harbor – %1.354

 

  • Sunrise Beach – %1.396

 

  • Kingsland – Llano Side –  %1.43%

 

  • Wilderness Cove – %1.455

 

  • shady acres – %1.52

 

  • Horseshoe Bay – %1.524

As you can see there is quite a bit of discrepancy from the lowest to the highest property tax rate on Lake LBJ but keep in mind that the accuracy of the appraised values matters as well.  If appraised values in a particular community are more inline with market value, tax rates in those areas should be lower.  Granite Shoals has its own police and fire station and also pays into the school district which is why their tax rate is much higher than adjacent communities.

If you consider what you can get for $1m on Lake LBJ it sure makes our market look cheap.  For this reason and the fact that there are so many eyes on Lake LBJ I believe prices have the chance to really run in the near and long term.  We are already experiencing multiple offer situations and I have heard of property owners receiving unsolicited offers to sale.  This is a very hot market.  If you are looking for a empty lot to build, Good Luck as they are few and far between.  Many buyers are realizing that you may need to tear down an old house to get that perfect spot.

An Opportune Time to Make a Move on LBJ https://www.lbjrealestate.com/an-opportune-time-to-make-a-move-on-lbj/ Wed, 25 Mar 2020 14:37:57 +0000 https://www.lbjrealestate.com/?p=5733 We always talk about how we wish prices would go down creating a buying opportunity.  Well here we are.  From my discussions with clients most people aren’t hurting but I would have to believe that sellers are more motivated today then they were a few weeks ago given the economic conditions and what has transpired with the Corona Virus.  Warren Buffet said ” Be fearful when others are greedy and be greedy when others are fearful”.  I can tell you that at least some are fearful right now and that means its a good time to be greedy.  If you are willing to buy something right now, some sellers are anxious to liquidate and your cash may be just what they need to calm their nerves.

Here are a few tips to seek value in the current market:

    1. Look for builder inventory – I would have to imagine that any builder with significant inventory has to be ready to unload at least some properties right now to firm up their position, especially if they are leveraged.  We know they are in it for business and many can argue that they won’t be setting any records on sales prices for a while.
    2.  Look for properties listed in the last few days – Unless you have to sell, why would you list your home in the middle of the Corona Virus outbreak? It doesn’t make sense.  I have had many conversations with clients and have advised them to hold off on listing for a few weeks, or until this passes unless of course they have to sell.  I would assume that anyone that lists right now, in the middle of the pandemic, has to sell or desperately wants to.
    3. Look for properties associated with owners in the Oil and Gas sector – Oil has taken a beating in the last few weeks and by beating I mean a very bad one.  Oil is at historic low prices and many producers need cash to make margin calls on bank debt.  I am not saying that all sellers in oil and gas need to sell but some most definitely do.
    4. Look for properties that have been on the market for a long time and/or that have taken recent price reductions.  Often times it takes sellers a long time to get realistic on price. Everyone believes they made a great purchase and their property is worth way more than they bought it for but the reality is that in any market you have to be realistic about your price. We always advise our sellers to be aggressive with their pricing and in order to make a sell rather than overpricing and gaining days on market that will scar your listing.   Sometimes days on market means sellers are incredibly stubborn and are willing to hold but again I would imagine with everything that is going on right now there are some minds changing.

When looking for a real estate investment I prefer properties that produce cash. This extra income can help cover mortgages, other investments, or put a little extra spending money in your pocket each month.  I also prefer properties that I can use from time to time so I get some utility from it.  Short-term rentals accomplish this and, in my opinion, are the future of rental real estate.  With short term rentalss, not only are the rents high, the properties are always kept in a great condition that allows you to stay in your property when its not being rented out.  With a traditional rental property you only see it when its time to make repairs. Under this scenario you get to enjoy the fruits of your labor when the property is not producing.  Lastly I love the fact that properties that do well as STRs are typically in very desirable real estate markets and the potential upside in equity appreciation can be big.

2233 Fredwoods in Kingsland, Texas is hands down the best cash flow opportunity on Lake LBJ in my opinion.  Here are some of the reasons I believe so:

Alliance for Lake LBJ Meeting Summary 6/6/2019 https://www.lbjrealestate.com/alliance-for-lake-lbj-meeting-summary-662019/ Wed, 12 Jun 2019 21:05:14 +0000 https://www.lbjrealestate.com/?p=5295 A meeting to address sand and sediment build-up in Lake LBJ including the Llano River and Sandy Creek was held June 6, 2019 at the Horseshoe Bay POA building at Quail Point.

Llano County Commissioner Precinct 1 Peter Jones facilitated the meeting and opened with a moment of silence to commemorate fallen military on the 75th anniversary of D-Day.

Multiple lake communities were represented among the 65 attendees including the Cities of Horseshoe Bay with the Trails, Sunrise Beach Village and Granite Shoals, and the communities of Kingsland, Bridgepoint, Sandy Harbor, Oak Ridge Estates, Blue Lake, the Cold Spring business on Lake Marble Falls and Burnet County Commissioner Joe Don Dockery and Llano County Commissioner Mike Sandoval. All acknowledged the need to address this problem.,

Fermin Ortiz and Larry Black, Llano County residents, were presenters who have spent considerable time meeting with government agencies, hydrologists and environmental engineers.

Their findings are that the Lower Colorado River Authority (LCRA) is not mandated nor funded to provide for the dredging of Lake LBJ but could be supportive in this endeavor. Fermin and Larry had contacted Texas A & M Institute of Dredging, University of Texas School of Engineering and dredging companies as well as a retired director of the Port of Corpus Cristy who had the responsibility of dredging the Port for 40 years.

In November 2018 a seminar was held by experts on Riparian restoration. Riparian is the bank of rivers and creeks which can be restored over time by planting appropriate plants along the riparian areas, that when taken root, hold back sand to create a well-defined river flow which would slow down the amount of sand flowing into the lake in future flooding events. Experimental planting took place early this year by volunteers on Sandy Creek

Research has also been conducted on the many grants that may be available.

It was proposed that Lake LBJ communities form and participate in a community alliance and create a 501(c) 3 non-profit organization called Alliance for Lake LBJ with the acronym of ALL.

ALL would establish a board comprised of members of the various Lake LBJ communities who determine the mission statement, by-laws, and determine action to be taken.

It was proposed that the ALL board would target raising $1 million to pay dredging companies to dredge identified parts of Lake LBJ. It is expected that ALL would raise $250,000 from donations and the balance from grants.

After support and funding is secured, ALL shall request bids from reputable dredging companies for the removal of sand. The contracted company would extract the sand and sell it to an existing sand processing plant currently in operation. After a negotiated timeline, a percentage of the net profits shall be paid to ALL. Those proceeds would then be held for future flood mitigation, emergency support in a flooding event or other Lake LBJ related expenses. The contracted company shall secure all necessary permits with the support of ALL.

The first step was to determine the interest in this approach by the Lake LBJ communities. This was voted on by a show on hands by those in attendance, which passed unanimously by all that voted with not a single vote against expressed.

The meeting concluded with Fermin Ortiz and Larry Black agreeing to move forward with the creation of a 501(3) and encourage participation by Lake LBJ communities on the ALL board and in the organization.

Interest rates have retreated back to historic lows and trade war woes have the market a bit jittery! These ebbs and flows of the marketplace are a common occurrence and a natural part of the financial markets but every time they happen they have sellers spooked! Once as seller has emotionally committed to selling their home any external factors that look to hinder that process really spook sellers. As a real estate investor I see this as an opportunity to move in and buy right! No we are not in a recession and not even close to that matter but when sellers want their money out they will often times negotiate more than expected to accomplish their goals.

My suggestion is to start making offers. Do not be afraid to offer below asking price but come in strong and show them that they can quickly have their money if they are willing to negotiate.  Lake LBJ real estate still seems to be on fire but the market is slower than a primary residence market and that delay can be to your advantage.

Big news coming out of the Texas Hill Country!  The Jaffe family on behalf of he Horseshoe Bay Resort has entered into a management agreement with well-known Crescent Hotels and Resorts.  This long awaited announcement comes after many years of finding the right partnership or suitable buyer for the Horseshoe Bay Resort.

According to the company’s press release Crescent will begin a multimillion dollar improvement/expansion project beginning in late 2016 to include upgrading existing amenities as well as adding new ones.

Crescent operates a collection of legendary independent lifestyle hotels and resorts and is also one of the few elite management companies approved to operate upper-upscale and luxury hotels under the brand families of Marriott, Hilton, Starwood, Hyatt and IHG.

If you own Lake LBJ real estate or are thinking about purchasing waterfront property on Lake LBJ, here is some information you may be interested in. As you may know, the water in Lake LBJ is usually released down stream providing an opportune time for waterfront property owners on Lake LBJ to clean their boat docks and the area around their waterfront homes.

Last year, the LCRA Board voted to not release the water downstream based upon the health and safety needs of the people that live in the Highland Lakes area. That same board voted to allow the water to be released possibly causing surrounding lake levels to decrease. As you know we had no appreciable rainfall or increase in lake levels which raises the question as to why the “go ahead” to release. In fact, the only directors to vote against the release are those that live in the area and actually understand the implications of such action. The Board’s recommendation will be presented to the Texas Commission on Environmental Quality for final approval.

If you have an opinion on this we recommend you write an email to the Executive Director voicing your opinion. Below is his contact information. I would love to see some comments from anyone that has an opinion as I know there can be pros and cons to both sides.

15 years ago my father purchased a waterfront home on Lake LBJ as a place for our family to spend time together and enjoy the lake. Without realizing (or maybe he did), he was actually making an investment that would benefit our family in so many ways. Without even knowing it he was making an investment that would shape who we are today.

For the Carvajal family our home is a place of family gathering. With kids in all different parts of Texas and even the US it was always a place where we could meet. Growing up it was a place of innocent summer fun with family and friends. We spent countless days out on the boat or waverunners, and many nights fishing off the dock. We shared many meals together inside and out, and had coversations in both spanish and english. Lake LBJ was always a place where our Costa Rican family would come to when they visited this country. It is a place we head to after summer camp, and yes the grandkids are still going to the same camp we did as a kid.

Lake LBJ was also an investment in my father’s retirement. The property was purchased 15 years ago and slowly paid down over time. We made upgrades along the way, a few small additions and improvements and changed the paint color a few times. Without really seeing it happen, the lake house on LBJ became an investment that will help my mother and father retire one day. It is an valuable investment that they can leave to the family to continue on and enjoy for many a summers to come.

Lake LBJ has also become a way of life for me. With my father making an investment in Lake LBJ real estate it is very unlikely that I would be selling real estate here like I do. His investment in a waterfront property helped me to see the lake from a different perspective. It was because of this property that I fell in love and became so passionate about Lake LBJ real estate. Its this same house that gives me a place to stay when I am selling and it is this property that I believe will help me to take care of my own family and even my parents for years to come.

In the beginning, my father had no idea that so much good would come from a single investment but looking back its very easy and obvious to see why this worked out the way it did. When purchasing waterfront property on Lake LBJ we cannot ignore the fact that this should be an investment in your family. If you are not going to use it or maximize it there will probably be a day when you are tired of having it and it will be a burden. But if you use it, enjoy it, and live it, it will be so much more to you and your family.

There is a lot of recent discussion about “fill property” when talking about Lake LBJ Real Estate. “Fill property” is a portion of a property that came into existence when the bulk head or retaining wall was constructed. Because the boundary of the original platted lot and the boundary of the retaining wall are different, “fill property” exists.

Most real estate professionals representing buyers are advising their clients to require fill property to be acquired at the time of purchase. For many property owners this has already been acquired, but for some this is not the case. Because their are different owners of this “fill property” property owners are being forced to purchase this property from its owner.

For example, the city of Granite Shoals offers two methods of valuing this property for purchase:

1) The first is to take the county appraised value of the land as a $/sq. ft. amount and multiply it by the amount of fill property that exists. As you can imagine this means that you will pay for waterfront land prices to buy this “fill property”

2) The second is to hire an independent appraiser to assess the value of the fill and determine its associated value

As you can imagine, Lake LBJ real estate owners are upset that they even have to pay for this property but there is so much discrepancy as to the actual value placed on this “fill property”.

As your Lake LBJ real estate pro I have made it a priority to go out and research “fill property” so that I can be better informed and allow my clients to leverage my knowledge for their benefit. As soon as I know more about the pros and cons of owning fill property, the legality of “fill property’ and the risks associated with not owning the fill property I will provide an update.

Granite Shoals native Leo Manzano wins a silver medal for the United States at the 2012 Olympic Games in London. Leo Manzano finished in second place, just .71 seconds behind the gold medal winner Taoufik Makhloufi of Algeria in the mens 1500 meter run. Thanks to Leo Manzano, the United States has it’s first metal in the men’s 1500m run since 1968.

Leo Manzano grew up in Granite Shoals and attended Marble Falls high school where he excelled in the sport. Leo Manzano went on to run at The University of Texas at Austin, was a four time NCAA champion and holds the school record in the 1500m run.

The city of Granite Shoals, nestled in the Texas Hill Country on Lake LBJ, recently received a grant to fund the Leonel Manzano Hike, Bike and Run Trails to be built at the Municipal complex and will contain a 2 mile and 1/2 mile public trail for the community. This type of publicity and municipal improvements is great for the city of Granite Shoals as well as investors looking to purchase waterfront property on Lake LBJ.
