Hitting one of these bad boys accidentally can be both costly and deadly.  The last time the Lower Colorado River Authority (LCRA) lowered Lake LBJ we took our photography team out on the lake to better understand the dangers that do exist.  Take a picture below of some of the sandbars that have popped up in different areas around Lake LBJ.  Its also important to remember that these masses of sand are everchanging and so its best to always use extreme caution when boating and familiarize yourself with your environment, even if you have been in it many times before.  When we say we are Local Real Estate Experts we mean it. Navigating a Sellers Market on Lake LBJ https://www.lbjrealestate.com/navigating-a-sellers-market-on-lake-lbj/ Mon, 15 May 2017 15:32:31 +0000 https://www.lbjrealestate.com/?p=3910 IMG_6022Prices on Lake LBJ have skyrocketed and while the appreciation seems fast and furious I believe its here to stay.  When you look at the amount of waterfront homes and lots on Lake LBJ, it doesn’t take a genius to quickly see that this number is fixed and pretty scarce.  The State of Texas has seen a huge influx of people over the last few years with numbers like 150 people/day moving to cities like Austin and similar numbers flooding San Antonio, Houston and Dallas.  This population explosion has created a strong demand for good real estate in the Texas Hill Country, especially for second home properties.  This means that while prices have risen, as far as we can tell its very justified and in my opinion, in 3-5 years Lake LBJ will be pretty untouchable for the middle class.  Making an investment in a tight market like Lake LBJ can be difficult but below are a few things to consider and should help you move in the right direction:

  • Hire an Expert to represent you – Lake LBJ is different then markets like Houston or Austin and working with an area expert is invaluable in finding deals and opportunities but also in avoiding costly mistakes.  You want to be represented by an experienced real estate broker that knows the lake and understands the market and can offer you real guidance on a properties real value, resale potential, desirability on the lake and upside.

     

    • Manage your Expectations – Understanding what good properties cost is a very important part of making a good investment on the lake.  If your budget does not allow you to purchase a good property my recommendation is to hold off until you can afford something worth investing.  At the same time, if your original budget can be increased to get something better there is often times a lot to gain with a budget increase.

     

    • Buy the Best Water – The waterfront on Lake LBJ is the scarce resource and why you are interested in purchasing.  Always go for the best waterfront you can buy as an investment strategy and prioritize the house second.  If you buy good water you can always build, remodel or add on to get the house you want but a great house on bad water will not make you happy.

     

    • Don’t let asking price scare you – Every situation is different and no two seller’s motivations for selling are the same.  Just because something is listed above your budget don’t be afraid to make an offer.  While I can’t guarantee every offer will be accepted I have seen some crazy things happen on the lake.  If you like a property, make an offer at the price you are willing to pay and see if it sticks. You never know.

In fact, it can be so challenging that I often times recommend that my buyers remodel or even build new from scratch.

    Waterfront lots and even major remodel projects tend to trade at a discount as most buyers are impulsive and do not want to wait to start enjoying their Lake LBJ Real Estate.  However, a little delayed gratification can go a long way when it comes to Lake LBJ Real estate.  For those willing to go through the hassle and headaches associated with a major remodel or new build that payoff is big.

    Take for example my newest listing in Blue Lake Estates, Lake LBJ’s most desired area and the closest part of Lake LBJ to Austin and San Antonio.  2904 pack Saddle offer 83 ft of water and approx. 3000 sq ft of rock solid bones to remodel or tear down in order to get that dream home on Lake LBJ.  The project looks rough as you walk in and many buyers are instantly deflated as the amount of work needed to spiff this property up is a lot.  However, the payoff would be huge and for someone wanting to get inside Blue Lake Estates for under $1.5m, this may be the only option.

    Of course I understand the benefits of a move-in ready, turn-key property but as an active investor in real estate I prefer to add value and “do the deal” as opposed to paying top dollar to someone else that already completed it. I also understand that a turn-key, move in ready property in Blue Lake would be very expensive.  There are some great builders/contractors in the area that can take most of the risk and stress out of these major projects and more importantly that will do a great job creating your getaway.

    When assisting buyers in purchasing a waterfront home on Lake LBJ I often notice that many people are more focused on the house and the interior square footage rather than the waterfront and outdoor living.  Being at Lake LBJ is about enjoying the environment and taking full advantage of the beautiful scenery and all that the lake life has to offer.   Lets face it, if it wasn’t for the lake setting, many buyers would not be considering a purchase in the area.

    My newest listing on Lake LBJ at 808/810 Misty Downs offers a great example of a well designed home that takes full advantage of its surroundings through the use of outdoor living spaces.  The owners of this property built the home and really made an effort to maximize their ability to use the lake but and to enjoy the invaluable piece of property their home sits on.  You will see in these pictures that there are numerous different areas to sit, relax and enjoy Lake LBJ and when you have guests over for a long weekend having a quiet spot to getaway for a few minutes can come in handy.

    We have all seen the price of gas at the pump and have heard about the sharp decline in oil prices and the expectation for a negative effect on the Texas economy. While I do believe that this down turn in the oil market will have some negative effects on some parts of Texas, I believe that it is creating opportunities for Lake LBJ Real Estate.

    Overall the economy in Texas is very strong, partially from the benefits of a booming oil industry over the last few years but also because of other sectors as well including technology, real estate, construction, and medical to name a few.     Summers in Texas are hot! Real hot! And there is never a shortage of sun in a place like Lake LBJ. Waterfront homes that face into the sun (the lake side) and do not have adequate shade can be very uncomfortable and often times a disappointment. A local expert can point out which way the sun faces and how it will affect the use of the property. If the afternoon sun is directly beating onto the property, this could not only hinder your outdoor enjoyment but will also make it difficult to keep interior living areas cool during afternoon hours. These homes are hard to resell. However, direct sun is not always a deal breaker. Good tree coverage or homes designed around the sun could be worth considering and if you are able to make one work, you can be sure the hill country sunset views will be magical.

    Must Ask Question #2: What is the water like?

    On Lake LBJ there is open waterfront, cove waterfront and channel waterfront, each of which are very different. You also have main body- the Colorado arm and the Llano arm- which offer very unique settings along with pros and cons. Most buyers are initially looking for open water as it typically has the best views. However, a deeper understanding will prove that open waterfront is typically associated with rougher water. Practically speaking, large cove waterfront could be your best bet as it offers ideal boating conditions and excellent swimming. Channel waterfront is hard to invest in as it is generally seen as the least desirable waterfront type and most buyers will not even consider it. There are some very nice homes built along the channels on LBJ but many of them sit on the market for more than a year because of the poor waterfront. Understanding the value of the actual waterfront lot is a great place to start.

    Must Ask Question #3: What is the water bottom like?

    Another important aspect of waterfront is the lake bottom. Many buyers never know what their feet will find beneath the water before they buy a home. In fact, most are so excited about the house they do not even know that they should examine the lake bottom. Let me offer some expert advice: No one likes a slimy lake bottom. The ideal waterfront is deep with some type of granite or sand bottom. A very relevant issue on Lake LBJ is milfoil. This weed-like species is very prevalent and thriving on Lake LBJ’s bottom due to warmer water temperatures and the recent drought conditions preventing LCRA from lowering the lake for temporary cleaning. Milfoil can be a big problem with waterfront property as it is invasive and grows rapidly. If not treated and managed, it will overtake your waterfront and be a problem for years to come. Some crevices, inlets and small coves tend to collect trash and debris because of the natural currents that push and hold this debris in particular spots. Properties with this problem will always have this problem and it’s rare that it can be treated or altered. At Lake LBJ, the scarce resource is the actual waterfront property and understanding the ins and outs is dire.

    Along with these more obvious traits surrounding waterfront properties there are many other smaller but sometimes equally important peculiarities that only a market expert can properly advise you on. Issues like LCRA required septic inspections, fill property/survey issues and flood plain classification can all be very expensive hurdles to overcome. Boat house condition is also something that needs to be evaluated in order to determine market value. A new boat house can cost anywhere from $50k – $250k and determining if a specific property will need a new boat house is critical. Boat houses made of steel and concrete are much more durable and last longer than those made of wood as typically seen in older properties. Understanding potential liabilities and needed repairs on the front end will save any buyer a substantial amount of money.

    Buying property on Lake LBJ is a very exciting process and emotions often run high.     Inventory levels with Lake LBJ real estate have really started to rise as the summer is coming upon us quickly but I must say, the pricing is a little disappointing. It is always frustrating when agents and brokers flood the market with overpriced listings hurting the market overall. Rather than just taking whatever they can get, these agents should offer accurate pictures of the market and turn down overpriced listings. Overpriced listings do not sell at Lake LBJ. Don’t be fooled!

    Post-crash, buyers are looking for strong value when purchasing waterfront real estate on Lake LBJ. They are not willing to overpay for Lake LBJ real estate as was the case in 2005 and 2006.     Here are four very important Tips to consider when buying waterfront property on Lake LBJ:

    1) Waterfront footage – How much footage does the property have and what is the depth of the lot? Many people invest in Lake LBJ real estate without regard to how close their neighbors are on each side. On the water, sound travels so noise your neighbors make carries and can be a disturbance. You also are investing for a place that you can relax and have privacy and peace. The party your neighbors are throwing on the weekend does not help your cause.

    2) Direction of property – Which way does your waterfront home on Lake LBJ face? The afternoon sun can be pretty extreme and without proper shade cover this can really be a downer. Make sure you visit the property you are considering multiple times and at different times of the day to understand what you are working with.

    3) Ground beneath the water – What is the consistency or composition of the ground below? This is a very important consideration that is often missed. Lake LBJ has different bottoms in different areas. Whether its granite, sand, mud, slime or weeds, its important to know what you will be touching each time you take a dip to cool off. Slimy ground cover beneath the Lake can be pretty uncomfortable for most people. Obviously the best would be sand and second rock/granite.

    4) Distance from structure to water – Do you have a yard and if so, how big is it? Many waterfront homes on Lake LBJ are built right up to the water while others are set far back away from the lake. This has a lot to do with the flood plain and where one can actually construct a home but you should pay attention to this detail. If you are right on the water, is there a place for the grandkids to play or is it simply a concrete slab which starts at the house and ends at the water? Other properties, like in Kingsland, are set back farther to prevent flooding but offer big yards with lots of green grass. For most this is a huge plus but others will not want to trek just to arrive at the lake. Each buyer wants something different and none are worse than the other. Just pay close attention and take this into consideration when making your decision to buy Lake LBJ real estate.

As of April 2012 the plan is to have 44 beds open by 2014 and eventually expand to 80 beds in the facility, which will be located near the corner of Texas 71 and U.S. 281.

    This is great news for Lake LBJ real estate values as viable healthcare is a necessary element to any retirement community. Currently there are many retirees that have relocated to the Marble Falls area and have purchased waterfront homes on Lake LBJ but without great healthcare facilities in the general viscinity its hard for this to be sustainable. Many of these Lake LBJ property owners are forced to sell their homes and move closer in to the major cities.
