Did you know that river flows and storm runoff originating upstream of Lake Buchanan can take two days or more to reach Mansfield Dam? When the Lower Colorado River Authority releases waters from Buchanan Dam the water may take up to 9 hours to make the roughly 100-mile trip to Mansfield Dam. When water is released at Mansfield Dam, because the terrain is less steep along the 318 mile journey to the Gulf of Mexico, the water can take about six days to reach Bay City just before entering the Gulf.

After the most recent flooding that took place on Lake LBJ and in the Texas Hill Country many residents and property owners are quick to push blame on the LCRA.  The Highland Lakes System was designed for two main objectives: 1) flood control and 2) to generate power.  What many people do not realize is that when dealing with mother nature things are not as easy, predictable or quickly altered and there are so many moving parts when it comes to dealing with flood waters.  Making last minute changes or compensating for historical rainfall can be quite the daunting task.  I applaud the hard working men and women of the LCRA for doing their best to keep us safe!

Water Passing Through Lake LBJ https://www.lbjrealestate.com/water-passing-through-lake-lbj/ Tue, 09 Oct 2018 13:26:16 +0000 https://www.lbjrealestate.com/?p=4522 Overnight we experienced some higher than normal water passing through parts of Lake LBJ as big rains in the Texas Hill Country caused some flooding upstream.  The good news is that the Highland Lakes System worked as designed and the LCRA was able to control the amount of water passing through Lake LBJ to prevent any catastrophic damage.  This morning the lake is down almost two feet and there is a high amount of flow with lots of debris floating in the water.  The water is brown but the skies are blue and while its not safe to swim or utilize the lake right now it will be back to normal in a few days.

In times of flooding it is important to remain alert as conditions can change quickly and become very dangerous in a matter of seconds.  Thankfully all is well at Lake LBJ!  If you or someone you know is interested in purchasing Lake LBJ Real Estate contact us today and allow is the opportunity to share our knowledge and expertise with you!

LCRA to lower Lake LBJ starting January 2nd, 2017 https://www.lbjrealestate.com/lcra-to-lower-lake-lbj-starting-january-2nd-2017/ Mon, 24 Oct 2016 15:23:05 +0000 https://www.lbjrealestate.com/?p=3747 img_5247

The LCRA will lower Lake LBJ beginning January 2nd, 2017 for about 6 weeks until February 13th.  According to the LCRA the draw down will take approx. 3 to 4 days and the water will be stored in Lake Travis until needed downs stream.  The water levels will then be replenished from water currently stored in Lake Buchanan.  This offers a great opportunity for waterfront property owners to repair and maintain waterfront improvements such as boat docks, piers and retaining walls along the water’s edge.  This will also be good in controlling/managing underwater growth of Hydrilla and Eurasian waterMilfoil.  I strongly recommend Lake LBJ Real Estate owners begin planning and scheduling needed work as this will be a very busy time for area contractors.

Flushed Out Post Rain https://www.lbjrealestate.com/flushed-out-post-rain/ Fri, 03 Jun 2016 14:02:04 +0000 https://www.lbjrealestate.com/?p=3523 As I was out checking on my listings after the big rain I snapped a few photos of some of the debris and trash that gets flushed through the lake after a big rain.  You can see from the photo that this mass of debris sticks together and moves down stream towards the dam where it will eventually be cleaned up out of the lake.  In my opinion this is actually good for Lake LBJ as it really is natures way of flushing out the water.  That being said, its important to be very careful over the coming weeks when taking the boat out because there are still large sticks and branches floating around that will ruin your prop.  Its also important to be aware that bacteria levels in the water can be higher during times like these because of all the water coming from upstream.  Use caution when swimming or skiing and make sure to read up on local lake closures and updates which can be found on the LCRA’s website.  For more information on Lake LBJ Real Estate contact me at (512) 786-1515
