When purchasing a waterfront home on Lake LBJ it is very important to understand your property tax rates as this can seriously affect the holding cost of your Lake LBJ real estate. The tax rate varies significantly from area to area and these variations can be a good amount of money:
Below are the tax rates for the major areas on the lake:

Sunrise Beach: 1.64
Highland Haven: 1.76%
Horseshoe Bay : 1.75%
When buying Lake LBJ real estate it is also important o consider the differences in new construction vs. older homes. New construction is typically taxed at a much higher tax basis in comparison to an older home of the same sq. footage. There is a lot of recent discussion about “fill property” when talking about Lake LBJ Real Estate. “Fill property” is a portion of a property that came into existence when the bulk head or retaining wall was constructed. Because the boundary of the original platted lot and the boundary of the retaining wall are different, “fill property” exists.

Most real estate professionals representing buyers are advising their clients to require fill property to be acquired at the time of purchase. For many property owners this has already been acquired, but for some this is not the case. Because their are different owners of this “fill property” property owners are being forced to purchase this property from its owner.

For example, the city of Granite Shoals offers two methods of valuing this property for purchase:

1) The first is to take the county appraised value of the land as a $/sq. ft. amount and multiply it by the amount of fill property that exists. As you can imagine this means that you will pay for waterfront land prices to buy this “fill property”

2) The second is to hire an independent appraiser to assess the value of the fill and determine its associated value

As you can imagine, Lake LBJ real estate owners are upset that they even have to pay for this property but there is so much discrepancy as to the actual value placed on this “fill property”.

As your Lake LBJ real estate pro I have made it a priority to go out and research “fill property” so that I can be better informed and allow my clients to leverage my knowledge for their benefit. As soon as I know more about the pros and cons of owning fill property, the legality of “fill property’ and the risks associated with not owning the fill property I will provide an update.

The LCRA requires that a septic inspection be done on all waterfront homes on Lake LBJ at the time of sale. The buyer of Lake LBJ real estate is required to apply for a “continued use permit” for the septic system and in order to get this permit the system must be inspected by the LCRA.

The LCRA charges $150 for the inspection and requires a drawing of the floor plan of the home, as well as a drawing of the septic systems. Based on the number of bedrooms (not bathrooms) they will determine if the system is adequate as well. Often times digging is necessary and they typically require a water load test on the system which has to be done by a third party. The LCRA is also requiring property owners to upgrade their plumbing fixtures to lower use equipment such as toilets and shower heads.

When listing Lake LBJ real estate for sale it is important to be aware of these septic requirements to eliminate any surprises once the home is under contract. Septic repairs or even a new system altogether can be expensive and you want to know this in advance so you can negotiate accordingly.

When the lots were originally platted the land immediately next to the bulkhead or retaining wall actually belonged to the city or LCRA, this swath of land (usually about 12″ wide) is called fill property.

Most properties on Lake LBJ do not have an issue with fill property as the current or previous owners have already purchased it back from the city or the LCRA. However, in some instances the fill property will need to be acquired in order for a mortgage to be placed on the property by a perspective buyer. This is on a property by property basis, so you’ll need to check if it applies to the home or land you are looking at.
