We are very excited about the future of Kingsland, Texas and all the growth and development taking place on the Colorado and LLano arms of Lake LBJ.  With limited regulation and a well-funded sewer system Kingsland is experiencing unprecedented growth that is super exciting.  It should also be noted that Kingsland is one of the few remaining places on Lake LBJ that allows short-term rentals and with the recent changes to tax laws under President Trump it is my opinion that there will be a strong desire to acquire rentable properties.

The Carvajal Group has been eyeing Kingsland for some time now and late last year purchased an office in a prime location next to Spyke’s Barbecue.  Since this acquisition, our team has been very busy selling real estate in the area and we are very excited about what the future holds in the Kingsland real estate market.  It should also be noted that our owner, Eric Carvajal, is currently building his personal residence in Kingsland, Texas expected to be completed in just a few short months.

I am often asked about Short-term rentals (STRs) on Lake LBJ.  What many people do not realize is that most of Lake LBJ restricts STRs and the areas that actually allow them are few and far between.  Most of Kingsland allows STRs as Kingsland is not a municipality and the area is only governed by the county who does not regulate such uses.  There are a few areas, enclaves and subdivisions in which STRs are specifically deed restricted  or prevented by rules or regulations of a neighborhood or home / property owner’s association (HOAs).

The City of Horseshoe Bay does not restrict STRs however there are some HOAs that specifically restrict.  Sunrise Beach, for example, has a different rule which states that a homeowner cannot rent to more than one tenant in a 30 day period.  In my understanding of the rule it is that a particular homeowner could rent to a tenant for 1 day or 30 days he just would not be able to rent to another tenant for another 30 days.  Most people see this as a rule allowing monthly rentals and you see some of that going on in Sunrise Beach.  It should also be noted that what is true now may not be true in the future as rules can change.

Each property owner has a different motivation and so whether or not short term rentals are allowed is up to the property owner and their specific uses for the property.  For example, some property owners purchase a property strictly to rent out as an investment opportunity, while others will use rentals only to off set some holding costs associated with the property.  Still others, do not want renters next door to their luxury vacation home and seek areas that disallow STRs altogether.

“Our engineers are aggressively working towards developing plans for a new bridge that will better serve the needs of the public in the future. 95% complete plans are due this Friday. We will meet with FHWA next Monday to discuss the plans and improvements. Once we receive FHWA’s ok, we will be able to go out for bids from contractors. We have received approval to execute our contract under our emergency maintenance contracting procedures which will cut out a lot of time from the normal bidding process. All in all, we should be under construction beginning of December, if not earlier.”

“Construction time frame is still being worked out but looks on the range between 6 and 9 months depending on contractor work hours (shooting for 24/7), # number of drill crews available to match time frame and other variables still being hashed out. As the plan is more defined, I’ll pass it along.”

Here are four very important Tips to consider when buying waterfront property on Lake LBJ:

1) Waterfront footage – How much footage does the property have and what is the depth of the lot? Many people invest in Lake LBJ real estate without regard to how close their neighbors are on each side. On the water, sound travels so noise your neighbors make carries and can be a disturbance. You also are investing for a place that you can relax and have privacy and peace. The party your neighbors are throwing on the weekend does not help your cause.

2) Direction of property – Which way does your waterfront home on Lake LBJ face? The afternoon sun can be pretty extreme and without proper shade cover this can really be a downer. Make sure you visit the property you are considering multiple times and at different times of the day to understand what you are working with.

3) Ground beneath the water – What is the consistency or composition of the ground below? This is a very important consideration that is often missed. Lake LBJ has different bottoms in different areas. Whether its granite, sand, mud, slime or weeds, its important to know what you will be touching each time you take a dip to cool off. Slimy ground cover beneath the Lake can be pretty uncomfortable for most people. Obviously the best would be sand and second rock/granite.

4) Distance from structure to water – Do you have a yard and if so, how big is it? Many waterfront homes on Lake LBJ are built right up to the water while others are set far back away from the lake. This has a lot to do with the flood plain and where one can actually construct a home but you should pay attention to this detail. If you are right on the water, is there a place for the grandkids to play or is it simply a concrete slab which starts at the house and ends at the water? Other properties, like in Kingsland, are set back farther to prevent flooding but offer big yards with lots of green grass. For most this is a huge plus but others will not want to trek just to arrive at the lake. Each buyer wants something different and none are worse than the other. Just pay close attention and take this into consideration when making your decision to buy Lake LBJ real estate.
