Today is our favorite day…..also known as closing day! Many sellers have an idea in their head that we only sell Lake LBJ real estate in the winter.  I am here to tell you that this is simply not the case.  A great broker sells homes all year around, in any economic and political environment.  That being said it is important to understand that pricing is CRITICAL!  When I originally took this listing I recommended a list price of $699,000 but the seller wanted to try $750,000 so we did.  We had a lot of action and some great showings but no offers.  After a few months we reduced the price to $690k, below my original recommendation (this happens when sellers dont listen) and the home quickly sold.

I am often asked about Short-term rentals (STRs) on Lake LBJ.  What many people do not realize is that most of Lake LBJ restricts STRs and the areas that actually allow them are few and far between.  Most of Kingsland allows STRs as Kingsland is not a municipality and the area is only governed by the county who does not regulate such uses.  There are a few areas, enclaves and subdivisions in which STRs are specifically deed restricted  or prevented by rules or regulations of a neighborhood or home / property owner’s association (HOAs).

The City of Horseshoe Bay does not restrict STRs however there are some HOAs that specifically restrict.  Sunrise Beach, for example, has a different rule which states that a homeowner cannot rent to more than one tenant in a 30 day period.  In my understanding of the rule it is that a particular homeowner could rent to a tenant for 1 day or 30 days he just would not be able to rent to another tenant for another 30 days.  Most people see this as a rule allowing monthly rentals and you see some of that going on in Sunrise Beach.  It should also be noted that what is true now may not be true in the future as rules can change.

Each property owner has a different motivation and so whether or not short term rentals are allowed is up to the property owner and their specific uses for the property.  For example, some property owners purchase a property strictly to rent out as an investment opportunity, while others will use rentals only to off set some holding costs associated with the property.  Still others, do not want renters next door to their luxury vacation home and seek areas that disallow STRs altogether.

Finding the right property can be very hard in today’s very tight market on Lake LBJ.  Inventory is extremely limited and prices are setting records on the lake.  Good deals are very hard to come by but if you are willing to step outside of your comfort zone and trust the Lake LBJ real estate expert you might find your dream home.

Take a look at 136 Winding Way in Sunrise Beach.  For starters, this property is one of the most unique settings I have every seen on Lake LBJ.  The large, tree-studded lot is full of great live oak trees providing lots of shade with lush St Augustine gently rolling down to the water with rare and unique granite outcroppings and boulders to accentuate the landscape.  There is a nice concrete bulkhead in place and a steel constructed boat dock already built to house your boat.  Down by the water’s edge is a small bridge leading you across the water and onto your own private island with open water views of Lake LBJ.  There is a small swimming hole at the water’s edge and great room to spread out and play by the lake.  How many properties have you seen that have an island?  I only know of a handful and they can be counted on one hand.

The house is a 2009 built log-style cabin with 2 bedrooms, 2 full baths and a useful sleeping loft for overflow.  The house boats huge branches used as support and has old barn wood flooring on the second floor to accent this Lake LBJ getaway.  The house has stainless appliances, gas cooking, high vaulted ceilings, stained concrete floors, a full size laundry room and the perfect, wrap-around porch to sit out and enjoy Lake LBJ.

So why hasn’t it sold?  To be honest this has been a question I have been asking myself lately.  I believe there are a few reasons it has not sold and they are:

  1. The home was originally listed at $700k but has now been reduced to $599k making it one of the cheapest buyable properties on the lake
  2. The house only has 2 bedrooms which some believe is too small for a lakehouse but with over 1800 sq ft and a sleeping loft I believe there is plenty of room to house many. When you are at the lake you pack it deep
  3. Pictures don’t do this one justice. Many buyers look online and decide whether or not they will come to have a look.  Being that it is a log cabin with a very particular style many buyers pass it up in hopes to find something better

What I find interesting is that most buyers have unrealistic expectations when it comes to price and what one should expect in such price range.  If you ask me, this is hands down one of the best deals on Lake LBJ and I am more than confident that someone will be very happy owning this Lake LBJ dream.

If you like trees then you will sure appreciate this post.  Trees have always been something I love and most importantly they provide a significant amount of value to Lake LBJ Real Estate.  Waterfront properties on Lake LBJ that have large, mature trees covering them are worth more than similar properties without trees.  These trees provide much needed shade in the hot summer but also add to the property from an aesthetic standpoint.  Because it takes 100s of not 1000s of years to grow to this size good trees are irreplaceable.

When buying a waterfront home on Lake LBJ it is critical that your Lake LBJ real estate professional ensures your square footage is what is being represented by the seller. It is not the real estate agent’s responsibility to actually measure as this is outside the scope of their work but your real estate appraiser should take measurements and compare it against what the taxing jurisdiction has listed.

I recently encountered an issue in which we discovered that my client’s home was 200 sq. ft. smaller than he believed and than was represented when he purchased the home. In this particular case the difference in value was approximately $30,000. This can be a significant difference and can materially affect the value of the property you are buying.

In areas such as Granite Shoals or Sunrise Beach where older homes exist there are often times added square footage that needs to be properly accounted for. When people make additions the square footage calculations can be off due to the fact that there is limited oversight and regulations governing construction in these areas. Many times you will see Lake LBJ waterfront homes built on stilts and the owner will close in the space below, nearly doubling the living square footage. However, be careful because depending on how this is done, the height of the ceilings and the quality of construction this may not be true square footage. Sunrise Beach: 1.64
Highland Haven: 1.76%

The opportunity to purchase Lake LBJ real estate is here, right now! If you wait, you will still be able to buy a nice waterfront home on Lake LBJ but it will cost you more.

After a few discussions with local mortgage brokers it is the consensus that interest rates will rise about 1 full point by the end of 2013. This means that the cost of financing real estate will go up as we move through the year. With interest rates already bottoming out in the 3rd and 4th quarter of 2012, this rate increase is expected.

During the winter months, waterfront transactions on Lake LBJ slow down with the holidays (Thanksgiving, Christmas and New Years) and with the cold weather making a lake house seem unnecessary. Seller’s that have been listed for a while saw a slow down in showing activity which can create a feeling of desperation. Now that we have made it through the election and the fiscal cliff scare buyers are regaining their confidence and will start investing at an increasing rate.

There are some wonderful opportunities out on Lake LBJ and if you are even thinking about purchasing I recommend moving now. The opportunity to buy Lake LBJ real estate will not be this good for a very long time, if ever.
