In case you have not noticed, things have been booming in Marble Falls, Texas and we see that as a great sign for the Lake LBJ Real Estate market.  HEB recently tore down Beall’s along with the Mustang Lube and relocated it across the street to make room for a new Grocery Store.  The construction of the new HEB is underway with a scheduled opening date of Late February 2018.  You may have also noticed a new Chick-Fil-A located on 281 just North of 1431 just opened and, as expected, is doing very well.  Across the street is a new Panda Express that is nearing completion and should open soon with a nice contemporary design to the building.  Last week Burger King held its Grand Opening of the new store in Marble Falls located at the corner of 1431 and 281 and the line has not died down since it opened.  Baylor Scott and White opened a new regional hospital a few years ago and business there has really picked up offering a great resource for our areas.

It no surprise that all of these great businesses are flocking to Marble Falls to capitalize on the growth and healthy economy.  This area has so much to offer in terms of quality of life, beauty and affordability and as surrounding cities continue to expand towards the area, we should expect more businesses moving to this region!  Congratulations Marble Falls.

Exciting news for Lake LBJ goers!  Chick-Fil-A has submitted plans to build its newest location right here in Marble Falls, Texas.  According to city officials the proposed located is at the corner of  Commerce and the 2100 block of U.S. 281, the site of the former Edgar Funeral Home.  Chick-fil-A is expected to be open in early 2017 and will make a huge addition to the city of Marble Falls offering a nice option for fast food.

This really is a sign of all of the expansion and growth the region is seeing and in my opinion great news for Lake LBJ Real Estate.  As Austin continues to expand out west and surrounding major Texas cities continue to bust at the seems with new people the demand for waterfront in Texas has shot through the roof.  Its also nice to know that some big companies such as Chick-fil-A are seeing Marble Falls as a place they can get the volume they need for success.

As Lake LBJ real estate continues to rise, some buyers are forced to look elsewhere for affordable opportunities within their budget.  Interestingly, prices on Lake LBJ have skyrocketed in the last few years but that trend has not been so evident on nearby Lake LBJ, leaving room for some great opportunity.

Marble Falls Bridge Demolished https://www.lbjrealestate.com/marble-falls-bridge-demolished/ Mon, 18 Mar 2013 16:09:40 +0000 https://www.lbjrealestate.com/?p=1021 I am sure Lake LBJ real estate owners have heard about the bridge that was demolished in an effort to build a new bridge for US 281.  The explosion happened on March 17th at approximately 9:48am.  The explosion caused some minor damage to verizon phone lines and some of the sewer lines in Marble Falls.  By 7pm of that night phone service was restored and all repairs to sewer lines were repaired.  The project should improve traffic in and out of Marble Falls for Lake LBJ real estate owners.

For anyone that owns a Lake LBJ Real Estate in Granite Shoals, Sunrise Beach, or Horseshoe Bay, you know that deer can be problematic. Last night I pulled up to my waterfront home and noticed a ton of deer in the yard. I could aslo see that the yard did not look as nice as it usually did; it looked torn and pulled.

I decided to head up to the local Home Depot in Marble Falls and found a chemical that claims to repel the dear. I figured I would share my experience and then follow up in a few weeks and let you know if I notice a difference. The largest bottle of this stuff was $25 approximately which came with a sprayer. The attendant told me to spray the perimeter of the yard and then go back and actually spray the area inside the perimeter.

This stuff smelled horrible. Words cannot describe how bad it really smells and be careful because you dont want your significant other smelling this on you or you will be in the dog house. I believe the idea is that this stuff has a terrible odor that the deer dont like and it will prevent them from laying up in the sprayed areas.

The sprayer actually did not work but luckily I had a sprayer for a pesticide that I used with this chemical. It was very easy to spray the substance, although the smell was very prevalent. I sprayed the perimeter and then finished off by spraying inside the areas all over the yard.

Granite Shoals native Leo Manzano wins a silver medal for the United States at the 2012 Olympic Games in London. Leo Manzano finished in second place, just .71 seconds behind the gold medal winner Taoufik Makhloufi of Algeria in the mens 1500 meter run. Thanks to Leo Manzano, the United States has it’s first metal in the men’s 1500m run since 1968.

Leo Manzano grew up in Granite Shoals and attended Marble Falls high school where he excelled in the sport. Leo Manzano went on to run at The University of Texas at Austin, was a four time NCAA champion and holds the school record in the 1500m run.

The city of Granite Shoals, nestled in the Texas Hill Country on Lake LBJ, recently received a grant to fund the Leonel Manzano Hike, Bike and Run Trails to be built at the Municipal complex and will contain a 2 mile and 1/2 mile public trail for the community. This type of publicity and municipal improvements is great for the city of Granite Shoals as well as investors looking to purchase waterfront property on Lake LBJ.

This year’s event will be held on August 10th -12th and will make for an action packed weekend for the whole family. Gates will open at 7 am on Friday and boats will begin entering the water from 9 to 4 for their test runs and tune-ups. Friday evening spectators can get up close and personal with the drivers of the boats at Johnson Park.

Saturday morning will start early with gates opening at 7 am with qualifying races running all day long and the Racer’s reunion that evening. Gates will again open on Sunday morning at 7am with opening ceremonies beginning at 11am. There is over $100,000 in prize money which will be awarded to the winners, making this great event! As of April 2012 the plan is to have 44 beds open by 2014 and eventually expand to 80 beds in the facility, which will be located near the corner of Texas 71 and U.S. 281.

This is great news for Lake LBJ real estate values as viable healthcare is a necessary element to any retirement community. Currently there are many retirees that have relocated to the Marble Falls area and have purchased waterfront homes on Lake LBJ but without great healthcare facilities in the general viscinity its hard for this to be sustainable. Many of these Lake LBJ property owners are forced to sell their homes and move closer in to the major cities.
