I can’t tell you how many times I have had clients tell me ” we don’t want to see property in Granite Shoals” or ” we want to stay in Horseshoe Bay because we have friends there” and while these concerns are valid they go against one of my main recommendations for any buyers interested in Lake LBJ Real Estate.  Some of the BEST properties on the entire Lake LBJ are located in some of the “less popular” neighborhoods and until you actually experience some of these special properties and what they have to offer you can’t ever scratch them off the list completely.  Property owners that have spent a considerable amount of time on Lake LBJ know that the community a property is located within is typically less important than the actual property and waterfront. The bottom line is that some of the properties we represent on Lake LBJ are so special and unique that they do not exist anywhere else; there is only one and if you want it you have to take it where it lies.

The property below was one we sold a few years back and while it is incredibly special and unique it was a challenge to sell because it was hard to get prospects to go look at it in Granite Shoals, Texas. The reason you are even considering a  home in this neck of the woods is because of the water.  So why would we not pay close enough attention to that water?

The properties that have the “good water” or the ones that perform the best as investments over time but they are also the ones that don’t get sold often, because the owners enjoy and love them, and rarely let them go.  You can always add on, or tear down and rebuild if your lot is good but if you buy a nice house on a bad water then your stuck with what you got.

When I talk about good water, the attributes I am referring too are things like:

 

-Cove vs Open Water – This will typically dictate the amount of boat traffic that passes in front of the property to get an idea of how rough the water will be. Open water and Cove-protected water have their pros and cons but understanding these differences will help you buy right for your needs

 

-The Lake Bottom – Is the bottom slimy? mushy? or a perfect crushed granite that is ideal on the feet? If you plan to swim in the lake you want to make sure you have a good, swimmable area to do so.  Wives don’t like MUCK!

 

-Flood Plain – No one ever likes to talk about floods but this is important to understand the ramifications.  Most newer homes on the lake are built to flood compliance so flooding is not an issue but understanding worst-case scenarios and what all will be at risk in the case of a natural event.

 

-Property Orientation – Which direction does the waterfront side of the property face? North, South, East or West?  This will determine the type of interaction the property will have in the sun.  There is no right or wrong answer here but some orientations can be more desired and thus more valuable than others.

Did you know that river flows and storm runoff originating upstream of Lake Buchanan can take two days or more to reach Mansfield Dam? When the Lower Colorado River Authority releases waters from Buchanan Dam the water may take up to 9 hours to make the roughly 100-mile trip to Mansfield Dam. When water is released at Mansfield Dam, because the terrain is less steep along the 318 mile journey to the Gulf of Mexico, the water can take about six days to reach Bay City just before entering the Gulf.

After the most recent flooding that took place on Lake LBJ and in the Texas Hill Country many residents and property owners are quick to push blame on the LCRA.  The Highland Lakes System was designed for two main objectives: 1) flood control and 2) to generate power.  What many people do not realize is that when dealing with mother nature things are not as easy, predictable or quickly altered and there are so many moving parts when it comes to dealing with flood waters.  Making last minute changes or compensating for historical rainfall can be quite the daunting task.  I applaud the hard working men and women of the LCRA for doing their best to keep us safe!

When purchasing a waterfront home on Lake LBJ its important to understand the tax appraisal value and the associated costs associated with owning a property.  Many properties on Lake LBJ are appraised below their current market value which means that the current and future home owner should work hard to keep this value down to reduce the long term costs associated with property ownership.

When possible I recommend purchasing properties that are not listed in MLS because when properties are listed in MLS they are plastered all over the internet and the appraisal districts then have direct access to the sale sprice.  Texas is a non-disclosure state which means that as the property owner you are not required to report the price you pay for a piece of real estate and if you are able to find something that is not publicly listed you can end up saving thousands of dollars in property taxes.

Some buyers may have concerns about the economy and where we are in the cycle.  So is now a good time to buy real estate on Lake LBJ?

As an active real estate broker and also an active investor in real estate I wholeheartedly believe that there are ALWAYS deals and opportunities, no matter what is going on in the world around us.  Sure central Texas is hot and Lake LBJ is reaping the benefits of that but every day I am representing clients that are purchasing properties that I believe are great buys.

Every seller’s motivation and situation are different.  Some people have a low basis and want and easy and quick sell.  Others don’t have the time or resources to get their properties in “show ready condition” and need a buyer with vision. It is also true that properties can be poorly marketed and represented causing them to be overlooked by potential buyers.

The flip side of that is that when prices increase rapidly buyers and professionals can be distracted by the large gains and fail to see the bigger picture.  Lake LBJ real estate is extremely scarce and due to its nature as a second home community its very rare that properties go for sale.  While you may be paying full price or even above the asking price to win property it is possible that you are still making a great buy.  A choice waterfront property is potentially priceless in the right market.  Also if you compare the prices locally to surrounding markets or even similar markets in other parts of the country you will likely see that the real estate on Lake LBJ is still relatively cheap.

I am often asked about Short-term rentals (STRs) on Lake LBJ.  What many people do not realize is that most of Lake LBJ restricts STRs and the areas that actually allow them are few and far between.  Most of Kingsland allows STRs as Kingsland is not a municipality and the area is only governed by the county who does not regulate such uses.  There are a few areas, enclaves and subdivisions in which STRs are specifically deed restricted  or prevented by rules or regulations of a neighborhood or home / property owner’s association (HOAs).

The City of Horseshoe Bay does not restrict STRs however there are some HOAs that specifically restrict.  Sunrise Beach, for example, has a different rule which states that a homeowner cannot rent to more than one tenant in a 30 day period.  In my understanding of the rule it is that a particular homeowner could rent to a tenant for 1 day or 30 days he just would not be able to rent to another tenant for another 30 days.  Most people see this as a rule allowing monthly rentals and you see some of that going on in Sunrise Beach.  It should also be noted that what is true now may not be true in the future as rules can change.

Each property owner has a different motivation and so whether or not short term rentals are allowed is up to the property owner and their specific uses for the property.  For example, some property owners purchase a property strictly to rent out as an investment opportunity, while others will use rentals only to off set some holding costs associated with the property.  Still others, do not want renters next door to their luxury vacation home and seek areas that disallow STRs altogether.

Many people have been asking what I foresee in the Lake LBJ real estate market, after the historic flood.  While the flood significantly damaged many properties on the lake I don’t believe you will see a big dip in the value of Lake LBJ Real Estate and here is why:

 

1. Most, if not all, recently built properties on Lake LBJ did not flood.  These homes were built based on the most recent flood map update and were built to current flood specifications so these homes were not effected

 

2. Properties that did flood were properties that were known to have a real flood risk.  I have spoken to many owners that did not carry flood insurance on these properties and gave the reason of the high cost to not carry.  This high cost is high because of the fact that there was and is a significant flood risk.  There may be a few opportunities in this category for flooded properties but if the properties are not taken into current flood standards its hard to believe they will be good investments.  If a particular property has the main living areas elevated and only had a flooded basement that was built to withstand the flood then there is not much to worry about and these are still great properties although flood coverage wont be cheap.

 

3. For older homes that have the top of the finished flood below the base flood elevation these homes likely need to be torn down.  In most cases the county is going to require them to be rebuilt/relocated on higher ground and any properties not brought up to current flood standards will be hard to insure.  These are the properties that incurred the most damage but most of these homes lie on prime waterfront properties and they won’t sell below land value.  There are many investors in the market place for good pieces of develop-able land so these properties will be in high demand

 

So where then does the opportunity lie?  I believe the best option for buying a good deal on Lake LBJ will be to focus on non-flooded properties that have been on the market for a long time.  In some cases (not all) owners will be ready to “Move on” and negotiate aggressively to get a deal done. The sellers are happy to have escaped the flood but felt the pressure and wont to remove the potential risk from their portfolio.  In a second home market its rare that anyone is broke given the strength of the economy so I don’t expect all sellers to be motivated but I encourage buyers to hire the LBJ Expert (ME!) so I can help you capitalize on this opportunity.  In fact I have a few potential targets as we speak.

As for prime, non-flooded properties – In my opinion these homes just had their value proved.  Homes built on high ground will be more valuable then flooded homes and for anyone that had a worry about flooding we now have real, relevant information hat shows which properties are safe and which are not.

Great brokers do more than just sell real estate.  We solve problems, and often times in a moments notice in order to get deals to the finish line.  I was recently hired to a sell a property in Horseshoe Bay and two days before closing we found out that the driveway was poured over the septic drain lines and that LCRA would not approve the septic system without modification. With anxious buyers and sellers ready to close we had to act quickly in order to get this process expedited.

In less than two weeks time I was able to have the system designed, obtain a permit from LCRA and add approx 45 feet of drain line to the system.  We also had to cover the holes created by the work and get the yard landscaped for the new buyers.  For most agents this would be a very difficult task and for me it was not easy, but doable.  Due to my experience serving the Lake LBJ area I was able to tap into my connections and move my client’s needs to the front of the line.  The septic system was completed, approved and today the sod will be laid to finalize the project for closing.

Anyone looking at Lake LBJ Real Estate knows that GOOD inventory on the lake is extremely limited.  It may seem like there are a lot of properties on the market but if you are looking for a good one they are getting harder and harder to come by.

Recently a customer of mine looked at a house 3 different times over the course of two-three months.  I knew they really liked the house and kept encouraging them to make an offer.  They weren’t convinced and wanted to come back again to see the house.  On the last visit the decided to make an offer.  The property had been listed for months without any offers and sure enough my clients found themselves in a multiple offer situation……..and we lost the property.

The truth is that the opportunity was there and I knew it was a great deal, one of the few left on the lake.  It was only a matter of time before another group came in and saw the value like I did.  When I buy property I am typically pretty quick to make an offer leveraging my option, or unrestricted right to terminate, to evaluate the deal.  Buyers are typically apprehensive to submit an offer and its not easy to get someone from “I like the property” to actually going through the steps necessary to put an offer in writing and submit.

For me, I need to know the price that I can buy something before I can evaluate if I want to move forward.  I also know that when there is no current interest in a property a seller is much more likely to negotiate than if there is another party showing interest and understand that this can change in an instant.  For that reason I strike quickly, negotiate quickly and buy the time to properly assess the deal without any other interested parties affecting my deal.  I do this knowing that I can terminate during my option period if I decide to do so.

If you find yourself looking at Lake LBJ Real Estate or any property for that matter here are a few suggestions Id like to make:

 

  • Hire a market expert that is plenty successful so they are not relying on your specific deal to make ends meet.  You want a unbiased representative that can help you decide when to make an offer and at what price.

 

  • Be prepared to make an offer before you start looking.  If you are getting a loan, get pre-qualified so you have a good understanding as to what the property will cost and what will be required of you to complete the purchase.  It may be helpful to take a look at a purchase contract, read through it and get any questions answered so you don’t waste time with this later

 

  • If you find something you like, make an offer and BUY THE OPTION.  You can always terminate but all too often I have seen buyers that are disappointed because they lost out on a deal because they waited.  Multiple offer situations make things messy and emotional and often drive up the cost of real estate.

As property values increase and holding costs become increasingly more expensive many buyers look to short term rentals to help generate income on these second home properties.  However, many areas on Lake LBJ have specific bans on short term rentals making them rare and hard to find.

When looking for a rental property on Lake LBJ it is very important to look clearly at your title policy and title commitment to ensure that there are no hidden deed restrictions that prevent an owner from renting out their property on a nightly basis.  Currently, most properties that are in Kingsland, Horseshoe Bay and Oak Ridge have no specific restrictions against short term rentals but buyers should always do their own homework and research before relying on such information.  In a few instances we have seen specific HOAs that prevent nightly rentals and that could be discovered during the title phase.

In fact, it can be so challenging that I often times recommend that my buyers remodel or even build new from scratch.

Waterfront lots and even major remodel projects tend to trade at a discount as most buyers are impulsive and do not want to wait to start enjoying their Lake LBJ Real Estate.  However, a little delayed gratification can go a long way when it comes to Lake LBJ Real estate.  For those willing to go through the hassle and headaches associated with a major remodel or new build that payoff is big.

Take for example my newest listing in Blue Lake Estates, Lake LBJ’s most desired area and the closest part of Lake LBJ to Austin and San Antonio.  2904 pack Saddle offer 83 ft of water and approx. 3000 sq ft of rock solid bones to remodel or tear down in order to get that dream home on Lake LBJ.  The project looks rough as you walk in and many buyers are instantly deflated as the amount of work needed to spiff this property up is a lot.  However, the payoff would be huge and for someone wanting to get inside Blue Lake Estates for under $1.5m, this may be the only option.

Of course I understand the benefits of a move-in ready, turn-key property but as an active investor in real estate I prefer to add value and “do the deal” as opposed to paying top dollar to someone else that already completed it. I also understand that a turn-key, move in ready property in Blue Lake would be very expensive.  There are some great builders/contractors in the area that can take most of the risk and stress out of these major projects and more importantly that will do a great job creating your getaway.
