When buying a waterfront home on Lake LBJ it is critical that your Lake LBJ real estate professional ensures your square footage is what is being represented by the seller. It is not the real estate agent’s responsibility to actually measure as this is outside the scope of their work but your real estate appraiser should take measurements and compare it against what the taxing jurisdiction has listed.

I recently encountered an issue in which we discovered that my client’s home was 200 sq. ft. smaller than he believed and than was represented when he purchased the home. In this particular case the difference in value was approximately $30,000. This can be a significant difference and can materially affect the value of the property you are buying.

In areas such as Granite Shoals or Sunrise Beach where older homes exist there are often times added square footage that needs to be properly accounted for. When people make additions the square footage calculations can be off due to the fact that there is limited oversight and regulations governing construction in these areas. Many times you will see Lake LBJ waterfront homes built on stilts and the owner will close in the space below, nearly doubling the living square footage. However, be careful because depending on how this is done, the height of the ceilings and the quality of construction this may not be true square footage. The opportunity to purchase Lake LBJ real estate is here, right now! If you wait, you will still be able to buy a nice waterfront home on Lake LBJ but it will cost you more.

After a few discussions with local mortgage brokers it is the consensus that interest rates will rise about 1 full point by the end of 2013. This means that the cost of financing real estate will go up as we move through the year. With interest rates already bottoming out in the 3rd and 4th quarter of 2012, this rate increase is expected.

During the winter months, waterfront transactions on Lake LBJ slow down with the holidays (Thanksgiving, Christmas and New Years) and with the cold weather making a lake house seem unnecessary. Seller’s that have been listed for a while saw a slow down in showing activity which can create a feeling of desperation. Now that we have made it through the election and the fiscal cliff scare buyers are regaining their confidence and will start investing at an increasing rate.

There are some wonderful opportunities out on Lake LBJ and if you are even thinking about purchasing I recommend moving now. The opportunity to buy Lake LBJ real estate will not be this good for a very long time, if ever.

There are some wonderful properties in areas like Granite Shoals, Sunrise Beach, and Highland Haven that only need a small amount of work to make them a real Lake LBJ gem.

Currently there are 306 active, waterfront homes on Lake LBJ for sale ranging from $69,000 to $7.9 million. If you are even considering the sale of your home you must first understand the mentality of the buyer (and rightfully so). The buyer has options when it comes to Lake LBJ Real Estate. 306 of them to be exact. The buyer is smarter with their money and is looking for a good investment because there exists supply.

Good properties on lake LBJ will sell fast if they are priced right. Good properties on Lake LBJ will take a very long time to sell and will sell for much less than they are worth if they are priced wrong.

A few weeks back I purchased “Liquid Fence – Deer and Rabbit Repellant” from Home Depot in attempt to keep the deer from camping out on my lawn in Granite Shoals (Lake LBJ Real Estate). I actually did two applications about 2 weeks apart and so far I have not seen any deer in my yard. I am going to continue to apply the chemical just to make sure but its hard because I now have a small puppy. Nonetheless I am very pleased with the outcome of this experiment and I can recommend this product.

This listing caught my attention because of its waterfront footage and the trees that landscape this property. With 171 feet of cove waterfront, this 3 bed, 2 bath house offers great value at the list price of $675,000 with its additional sleeping quarters downstairs. The house was originally built on stilts (all of which are made of steel) and has since been converted to offer additional square footage below plus a very nice covered patio which would make a perfect spot for cards or a hammock on a hot summer day.

15 years ago my father purchased a waterfront home on Lake LBJ as a place for our family to spend time together and enjoy the lake. Without realizing (or maybe he did), he was actually making an investment that would benefit our family in so many ways. Without even knowing it he was making an investment that would shape who we are today.

For the Carvajal family our home is a place of family gathering. With kids in all different parts of Texas and even the US it was always a place where we could meet. Growing up it was a place of innocent summer fun with family and friends. We spent countless days out on the boat or waverunners, and many nights fishing off the dock. We shared many meals together inside and out, and had coversations in both spanish and english. Lake LBJ was always a place where our Costa Rican family would come to when they visited this country. It is a place we head to after summer camp, and yes the grandkids are still going to the same camp we did as a kid.

Lake LBJ was also an investment in my father’s retirement. The property was purchased 15 years ago and slowly paid down over time. We made upgrades along the way, a few small additions and improvements and changed the paint color a few times. Without really seeing it happen, the lake house on LBJ became an investment that will help my mother and father retire one day. It is an valuable investment that they can leave to the family to continue on and enjoy for many a summers to come.

Lake LBJ has also become a way of life for me. With my father making an investment in Lake LBJ real estate it is very unlikely that I would be selling real estate here like I do. His investment in a waterfront property helped me to see the lake from a different perspective. It was because of this property that I fell in love and became so passionate about Lake LBJ real estate. Its this same house that gives me a place to stay when I am selling and it is this property that I believe will help me to take care of my own family and even my parents for years to come.

In the beginning, my father had no idea that so much good would come from a single investment but looking back its very easy and obvious to see why this worked out the way it did. When purchasing waterfront property on Lake LBJ we cannot ignore the fact that this should be an investment in your family. For anyone that owns a Lake LBJ Real Estate in Granite Shoals, Sunrise Beach, or Horseshoe Bay, you know that deer can be problematic. Last night I pulled up to my waterfront home and noticed a ton of deer in the yard. I could aslo see that the yard did not look as nice as it usually did; it looked torn and pulled.

I decided to head up to the local Home Depot in Marble Falls and found a chemical that claims to repel the dear. I figured I would share my experience and then follow up in a few weeks and let you know if I notice a difference. The largest bottle of this stuff was $25 approximately which came with a sprayer. The attendant told me to spray the perimeter of the yard and then go back and actually spray the area inside the perimeter.

This stuff smelled horrible. Words cannot describe how bad it really smells and be careful because you dont want your significant other smelling this on you or you will be in the dog house. I believe the idea is that this stuff has a terrible odor that the deer dont like and it will prevent them from laying up in the sprayed areas.

The sprayer actually did not work but luckily I had a sprayer for a pesticide that I used with this chemical. It was very easy to spray the substance, although the smell was very prevalent. I sprayed the perimeter and then finished off by spraying inside the areas all over the yard.

I beg to differ! On Tuesday, KVUE news out of Austin ran a story about Lake LBJ having a problem with Algae. A local source told me about the story so I tuned in to watch. Interestingly enough the story was pretty bad and had no facts about any increase in Algae. They interviewed two people in the ad, one of which was a fisherwoman that said she occasionally gets her hooks stuck in the algae and another that works at the local marina who said there have been some people (not a lot or many) that get Algae stuck in their motor.

Being that I am out on Lake LBJ every single week scoping out real estate and/or enjoying what Lake LBJ has to offer, I believe I have a right to have my opinion heard. The ad made no mention of any affect on wildlife and in fact, Lake LBJ is as beautiful as ever. Because central Texas has received more rain than last year the lake looks very green. Yes the hot summer causes some weeds and plants to grow in the water but we, by no means have a problem on Lake LBJ.

In fact, the market for Lake LBJ Real Estate is booming and there are some incredible deals to be had on the water. These properties are moving quickly and not lasting long on the market when they are priced right. Areas like Granite Shoals have some of the best properties available and these properties can be bought at the right price.

Granite Shoals native Leo Manzano wins a silver medal for the United States at the 2012 Olympic Games in London. Leo Manzano finished in second place, just .71 seconds behind the gold medal winner Taoufik Makhloufi of Algeria in the mens 1500 meter run. Thanks to Leo Manzano, the United States has it’s first metal in the men’s 1500m run since 1968.

Leo Manzano grew up in Granite Shoals and attended Marble Falls high school where he excelled in the sport. Leo Manzano went on to run at The University of Texas at Austin, was a four time NCAA champion and holds the school record in the 1500m run.

The city of Granite Shoals, nestled in the Texas Hill Country on Lake LBJ, recently received a grant to fund the Leonel Manzano Hike, Bike and Run Trails to be built at the Municipal complex and will contain a 2 mile and 1/2 mile public trail for the community. This type of publicity and municipal improvements is great for the city of Granite Shoals as well as investors looking to purchase waterfront property on Lake LBJ.
